What The Rondo Community Land Trust does
Mission
Empowering with affordable housing. Strengthen and preserve communities by providing and advocating for permanently affordable, sustainable housing for families and individuals with low to moderate incomes. Promote the utilization of the land trust model as a method of preserving affordable housing, economic growth and neighborhood stabilization. Support and celebrate cultural diversity by providing affordable business opportunities to increase community economic wealth, property values and jobs.
As stated on its FY2024 Form 990.
Programs
The organization, a community land trust (clt), achieves permanent, long term housing affordability through the use of ground leases. Clt homebuyers purchase only the house, and enter into a 99 year ground lease with the organization for the exclusive use of the land. The organization's ground lease states that when a homeowner decides to sell their home, the house is sold to another low to moderate income household for the original purchase price plus 25% of any appreciation in the home's value. By limiting market appreciation, permanent affordability is ensured and initial subsidies invested in making the home affordable are spread across generations of low to moderate income homebuyers. Most importantly, this affordable housing option gives households that could otherwise only affford to rent the opportunity to take advantage of all of the benefits of homeownership stability, security, tax benefits, and the opportunity to earn equity and appreciation in real estate that is not available through renting.

The organization over time
Each line starts at 100 in 2017, so what you read is the shape rather than the size: 150 means half as much again as 2017, 50 means half. The number beside each label in the key is where it ended. The shaded band is where the middle 50% of its peers' revenue would sit, given their growth.

How it's funded, over time
Each bar is one year's revenue split into where it came from, and every bar is the same height — these are shares, not amounts, so a year that raised twice as much looks the same size. Hover a bar for the split.
Government-grant reliance: 2020 3% · 2021 65% · 2022 22% · 2023 23% · 2024 36%. Grants only. Government contracts and fees sit inside program revenue.

Who funds it, year by year
2017 → 2023: the base broadened from 2 funders to 14 funders, grant income rose $87k → $1.6M.
8 of 30 of your funders are donor-advised or pass-through sponsors (tagged DAF) — 67% of grant dollars received. That money is really individual donors directing a sponsor; the institutions to cultivate are the non-DAF funders.

Trends are read to FY2023, the last fiscal year that has finished arriving. FY2024–FY2026 are still being filed and are shown unshaded; they do not move any figure on this page.
How concentrated its funding is
THE RONDO COMMUNITY LAND TRUST leans on a few funders — its largest provides 60% of grant income and the top three 75%; half comes from just 1 funder.
the vertical line marks half of all grant income — 1 funder to its left
70% of the income these shares are computed over arrives through pass-through sponsors or from payers whose filings do not say what kind of payment it is. Concentration is still measured over all of it, because the money is real; what it does not support is a claim about how many institutions have chosen to fund THE RONDO COMMUNITY LAND TRUST.
Largest funder’s share by year: 2017 86% · 2018 100% · 2019 58% · 2020 49% · 2021 45% · 2022 29% · 2023 30% — diversifying over time.
“Effective funders” = inverse Herfindahl index (1 / Σ shareᵢ²) — the number of equal-sized funders that would give the same concentration. Trends are read to FY2023, the last fiscal year that has finished arriving. FY2024–FY2026 are still being filed and are shown unshaded; they do not move any figure on this page.
How long its funders stay
57% of THE RONDO COMMUNITY LAND TRUST's funders are still giving 3 years after their first grant; 50% give in more than one year at all.
Share of funders still giving k years after their first recorded grant, pooled across every acquisition cohort. A funder counts as retained in a year only if it made a grant that year. Measured to FY2023, the last fiscal year that has finished arriving — a funder cannot be counted as lapsed in a year most filers have not reached.
Where its funders are
66% of THE RONDO COMMUNITY LAND TRUST's grant income arrives through donor-advised or pass-through sponsors, whose addresses record where the money is held rather than where the donor is. Of the $3.3M that is directly attributable, 85% of it comes from Minnesota funders.
In-state vs out-of-state, by year
Funder states come from each funder’s own filing. $6.6M arriving through sponsors registered in 6 states is excluded from the map and the split above: a sponsor holds money on a donor’s behalf, so its registered address would place those dollars somewhere no donor need ever have been. Trends are read to FY2023, the last fiscal year that has finished arriving. FY2024–FY2026 are still being filed and are shown unshaded; they do not move any figure on this page.
