01What it does

What Good Neighbors Inc does

Mission

To repair homes for anyone qualified at no cost to them using donated funds and local volunteers, contractors, and suppliers. Serving southern chester and lancaster counties, pa and northern new castle co, de.

As stated on its FY2024 Form 990.

Program

  1. In 2025, we repaired 235 homes impacting 365 individuals which included the elderly, single moms with kids and the disabled. We made homes safer for the elderly by repairing stairs and floors and installing bathrooms with grab bars and safe access. We made homes healthier for families by repairing leaking roofs and windows and stopping mold growth. We helped those with disabilities more easily get around by installing ramps, doors, and roll in showers. Much of this work was done by 200 volunteers who gained a better understanding of the community and a feeling of contributing in a meaningful way. This repair activity takes the crushing burden of expensive home repairs off the backs of these families so that they don't have to choose between food and medicine or getting the roof fixed. Homelessness decreases as these homeowners can now stay in their homes. In addition, blight is reduced, property values go up and the neighboring community is enhanced. As a result of the work of good neighbors, these low-income families are now safer, healthier and more hopeful.

03Who funds it

Who funds it, year by year

2017 → 2023: the base broadened from 6 funders to 19 funders, grant income rose $49k → $355k.

12 of 43 of your funders are donor-advised or pass-through sponsors (tagged DAF) — 37% of grant dollars received. That money is really individual donors directing a sponsor; the institutions to cultivate are the non-DAF funders.

From the IRS filings of GOOD NEIGHBORS INC’s funders (the co-funder graph). Top 30 of 43 funders by total. Association, not causation. Trends are read to FY2023, the last fiscal year that has finished arriving. FY2024–FY2026 are still being filed and are shown unshaded; they do not move any figure on this page.

How concentrated its funding is

GOOD NEIGHBORS INC has a broad base — no single funder exceeds 15% of grant income, and it takes 7 funders to reach half.

the vertical line marks half of all grant income — 7 funders to its left

49% of the income these shares are computed over arrives through pass-through sponsors or from payers whose filings do not say what kind of payment it is. Concentration is still measured over all of it, because the money is real; what it does not support is a claim about how many institutions have chosen to fund GOOD NEIGHBORS INC.

“Effective funders” = inverse Herfindahl index (1 / Σ shareᵢ²) — the number of equal-sized funders that would give the same concentration. Funder states come from each funder’s own filing. $795k arriving through sponsors registered in 8 states is excluded from the map and the split above: a sponsor holds money on a donor’s behalf, so its registered address would place those dollars somewhere no donor need ever have been. Trends are read to FY2023, the last fiscal year that has finished arriving. FY2024–FY2026 are still being filed and are shown unshaded; they do not move any figure on this page.
