Programs
Creating, financing, and preserving homeownership: Black Hills Area Habitat for Humanity (bhahfh) creates affordable home ownership, engaging the family and community volunteers to build or rehab the home using donated labor, materials and contributed funds. Families are selected based on their income (30-80% of ami), their ability to afford a modest mortgage, their willingness to partner in the program, and their ineligibility for other financing. An average of 64 people volunteer monthly, with an estimated 7,000 volunteer hours per year. The completed home is then sold to the partnering family at its market value by placing a 0% or low interest mortgage on the home. Long-term mortgage financing is the key component that makes bhahfh homes affordable. Homes are sold to local low-income families, the majority of which earn less than 50% of the area median income. Monthly mortgage payments collected by bhahfh are added to the donation resources used for building additional homes for families in need of affordable housing. 412 people have been placed in homes since 1990.
