What Vanguard Community Development Corporation does
Mission
Vanguard's mission in Detroit's Historic North End is to cultivate a vibrant and healthy community where people live, work, and play. Our core values are Economic Equity and Racial Equity.
As stated on its FY2024 Form 990.
Programs
Vanguard has built 236 affordable homes including 206 in Detroit's Historic North End and 48 for Seniors. These homes were developed to provide much needed housing for people with low to moderate economic means to ensure that these homes are clean, safe and attractive. Vanguard CDC, Avanath, RMC Development and Tekton have joined together for the sole purpose of developing North End Landing as market rate, affordable and senior housing in the Smith Street/Delores Bennett Park area of the Historic North End.

We serve as an information clearing house and education to optimize community engagement in a rapidly changing neighborhood. We organize residents to create change. The purpose is to transmit critically needed information so that residents will be actively engaged in redeveloping their neighborhood as well as making good strategic decisions about such. Included in this activity beginning in 2021, Vanguard completed the beautification of East Grand Boulevard from Woodward Ave to I-75. This project lasted three (3) years. It included art, placemaking, storytelling about the Historic area, clean and safe activities, festivals and more. It was funded by the Knight Foundation with a $1.5 million grant over three (3) years.

The organization over time
Each line starts at 100 in 2020, so what you read is the shape rather than the size: 150 means half as much again as 2020, 50 means half. The number beside each label in the key is where it ended. The shaded band is where the middle 50% of its peers' revenue would sit, given their growth.
Balance sheet
Total assets and total liabilities at each year end, in dollars. The largest one-year move in total assets was 2022 to 2023, from $3.2M to $3.7M (+15%).
How it's funded, over time
Each bar is one year's revenue split into where it came from, and every bar is the same height — these are shares, not amounts, so a year that raised twice as much looks the same size. Hover a bar for the split.
Government-grant reliance: 2022 0% · 2023 2% · 2024 0%. Grants only. Government contracts and fees sit inside program revenue.
93% of VANGUARD COMMUNITY DEVELOPMENT CORPORATION’s revenue is contributions — more donation-reliant than the typical peer (61% for the typical peer).

Who funds it, year by year
2017 → 2023: the base broadened from 2 funders to 5 funders, grant income rose $250k → $1.1M.
3 of 10 of your funders are donor-advised or pass-through sponsors (tagged DAF) — 19% of grant dollars received. That money is really individual donors directing a sponsor; the institutions to cultivate are the non-DAF funders.
From the IRS filings of VANGUARD COMMUNITY DEVELOPMENT CORPORATION’s funders (the co-funder graph). Association, not causation. Trends are read to FY2023, the last fiscal year that has finished arriving. FY2024–FY2026 are still being filed and are shown unshaded; they do not move any figure on this page.
How concentrated its funding is
VANGUARD COMMUNITY DEVELOPMENT CORPORATION has a broad base — no single funder exceeds 34% of grant income, and it takes 3 funders to reach half.
the vertical line marks half of all grant income — 3 funders to its left
40% of the income these shares are computed over arrives through pass-through sponsors or from payers whose filings do not say what kind of payment it is. Concentration is still measured over all of it, because the money is real; what it does not support is a claim about how many institutions have chosen to fund VANGUARD COMMUNITY DEVELOPMENT CORPORATION.
Largest funder’s share by year: 2017 60% · 2018 29% · 2019 48% · 2020 47% · 2021 57% · 2022 41% · 2023 40% — diversifying over time.
“Effective funders” = inverse Herfindahl index (1 / Σ shareᵢ²) — the number of equal-sized funders that would give the same concentration. Trends are read to FY2023, the last fiscal year that has finished arriving. FY2024–FY2026 are still being filed and are shown unshaded; they do not move any figure on this page.
How long its funders stay
63% of VANGUARD COMMUNITY DEVELOPMENT CORPORATION's funders are still giving 3 years after their first grant; 80% give in more than one year at all.
Share of funders still giving k years after their first recorded grant, pooled across every acquisition cohort. A funder counts as retained in a year only if it made a grant that year. Measured to FY2023, the last fiscal year that has finished arriving — a funder cannot be counted as lapsed in a year most filers have not reached.
Where its funders are
VANGUARD COMMUNITY DEVELOPMENT CORPORATION draws 52% of its grant income from funders outside Michigan, across 4 states in all.
In-state vs out-of-state, by year
Funder states come from each funder’s own filing. $1.1M arriving through sponsors registered in 3 states is excluded from the map and the split above: a sponsor holds money on a donor’s behalf, so its registered address would place those dollars somewhere no donor need ever have been. Trends are read to FY2023, the last fiscal year that has finished arriving. FY2024–FY2026 are still being filed and are shown unshaded; they do not move any figure on this page.
