01What it does

What St Joseph Community Land Trust does

Mission

St Joseph Community Land Trust was formed exclusively for charitable purposes, with a mission to own real estate and develop programs to support individuals and families who cannot otherwise afford housing in the Lake Tahoe region.

As stated on its FY2025 Form 990.

Programs

  2. Sugar Pine Village Apartments: Consistent with its mission to expand housing affordable to Tahoe Basin low-income households, SJCLT is a general partner in this project that will provide 248 units of workforce rental apartments to households earning no more than 60% of Area Median Income. The project is currently under construction and will be developed in 4 phases. The project will also include a Community Hub building that is expected to provide social services to the community using the Hub Navigator model.

  3. Sierra Garden Apartments: Consistent with its mission to expand housing affordable to Tahoe Basin low-income households, SJCLT is a general partner in this HUD Section 8 project that provides 76 units of workforce rental apartments to households earning no more than 60% of Area Median Income.

    $55,824 earned by the program
  4. Moderate-Income Ownershp Homes: Consistent with its mission to expand permanently affordable homeownership opportunities for the Tahoe Basin's moderate-income households, SJCLT has completed construction of 4 homes that were sold to moderate-income households earning no more than 120% of Area Median Income. The homes were sold using the Community Land Trust model providing permanent affordability of these homes. Three of the homes (Riverside Avenue Project) were recently completed and, as a result of the impacts of COVID-related supply shortages and costs increases, the restricted sales prices did not cover all of the construction related costs, which reflects a subsidy by SJCLT.

  5. Other Programs: SJCLT also provides a number of supportive programs for its tenants, owners and the community including: i) Motel to Home program which provides funds to low-income households living in motels with children to be able to cover 1st month's rent and security deposit to move into quality housing, ii) Emergency Grant program which provides funds to cover emergency expenses such as hot water tank or car breakdown, iii) Cybersecurity and Fraud Prevention workshops, iv) Homebuyer Education workshops, and v) Financial Literacy workshops.

The 5 programs described on its FY2024 Form 990, listed largest first by expense. Program spending in total: $184,285.

2 of 4 of your funders are donor-advised or pass-through sponsors (tagged DAF) — 90% of grant dollars received. That money is really individual donors directing a sponsor; the institutions to cultivate are the non-DAF funders.

From the IRS filings of St Joseph Community Land Trust’s funders (the co-funder graph). Association, not causation. Trends are read to FY2023, the last fiscal year that has finished arriving. FY2024–FY2026 are still being filed and are shown unshaded; they do not move any figure on this page.

How concentrated its funding is

St Joseph Community Land Trust leans on a few funders — its largest provides 90% of grant income and the top three 100%; half comes from just 1 funder.

the vertical line marks half of all grant income — 1 funder to its left

90% of the income these shares are computed over arrives through pass-through sponsors or from payers whose filings do not say what kind of payment it is. Concentration is still measured over all of it, because the money is real; what it does not support is a claim about how many institutions have chosen to fund St Joseph Community Land Trust.

“Effective funders” = inverse Herfindahl index (1 / Σ shareᵢ²) — the number of equal-sized funders that would give the same concentration. Trends are read to FY2023, the last fiscal year that has finished arriving. FY2024–FY2026 are still being filed and are shown unshaded; they do not move any figure on this page.

Where its funders are

90% of St Joseph Community Land Trust's grant income arrives through donor-advised or pass-through sponsors, whose addresses record where the money is held rather than where the donor is. Of the $11k that is directly attributable, 93% of it comes from funders outside Nevada, across 2 states.

Funder states come from each funder’s own filing. $96k arriving through sponsors registered in 2 states is excluded from the map and the split above: a sponsor holds money on a donor’s behalf, so its registered address would place those dollars somewhere no donor need ever have been.
