01What it does

What National Community Stabilization Trust LLC does

Mission

Ncst works to increase homeownership by expanding the supply of affordable, single-family homes to stabilize neighborhoods, build community wealth, and advance racial equity.

As stated on its FY2024 Form 990.

Program

  1. Ncst was founded in 2008 in response to the foreclosure crisis that resulted in almost 10 million foreclosures. By providing a bridge between lenders with reo inventory and community organizations desiring to rehab them for productive reuse, reomatch enabled significant neighborhood stabilization activity in markets across the united states and helped build capacity in the community development community. In its first 15 years of operation, ncst worked with more than 1,000 local partners to put 28,000 single family homes back to work as affordable homeownership or responsible rental. In more recent years, ncst also has built a highly effective policy operation by recruiting senior policy experts to its team. This policy team supports the homeownership alliance, a practitioner led cohort to national nonprofit developers seeking to provide more resources and better policies to increase homeownership.

Who funds it, year by year

2019 → 2023: the base broadened from 1 funder to 3 funders, grant income rose $50k → $300k.

1 of 8 of your funders are donor-advised or pass-through sponsors (tagged DAF) — 0% of grant dollars received. That money is really individual donors directing a sponsor; the institutions to cultivate are the non-DAF funders.

Left out of every figure on this page: $2.9M from 2 payers (the payer shares this organization's board, largest The Housing Partnership Fund Inc). These are real filings, and they are not money NATIONAL COMMUNITY STABILIZATION TRUST LLC raised.

From the IRS filings of NATIONAL COMMUNITY STABILIZATION TRUST LLC’s funders (the co-funder graph). Association, not causation. Trends are read to FY2023, the last fiscal year that has finished arriving. FY2024–FY2026 are still being filed and are shown unshaded; they do not move any figure on this page.

“Effective funders” = inverse Herfindahl index (1 / Σ shareᵢ²) — the number of equal-sized funders that would give the same concentration. Funder states come from each funder’s own filing. $16 arriving through sponsors registered in 1 state is excluded from the map and the split above: a sponsor holds money on a donor’s behalf, so its registered address would place those dollars somewhere no donor need ever have been.
