What I58 Inc does
Mission
To empower lower to moderate income individuals through community revitalization initiatives such as housing, neighborhood beautification, and family services.
As stated on its FY2024 Form 990.
Programs
Home repair program - this program is designed to assist low-income homeowners in making needed repairs to their primary residence to address critical life, health and safety issues. This is done with several different funding sources such as, south carolina housing trust fund, hud older adult home modification funds, and duke weatherization funds. Each funding source has different application processes and waiting list.
$418,894 spent65% of program spendingRental housing program - the purpose of this program is to provide affordable housing for individuals who have completed rehabilitation or recovery programs. Rent rates are typicallly lower than market rates and are often subsidized through other state housing urban and development programs. I58 understands this can be crucial for their successful transition to independent living. By offering support through this program, i58 is helping to ensure that these individuals have a stable environment as they continue their journey towards self-sufficiency. It is a way to empower those individuals to rebuild their lives and thrive after overcoming challenges.

The transitional house itself features six bedrooms and three bathrooms. The house had been abandoned for over a decade and was previously encumbered by a restrictive covenant imposed by hud. It now provides a safe and secure environment for men who have successfully completed a 90-day rehabilitation program and wishes to continue their journey of recovery. I58 offers comprehensive support services, including assistance in job placement and credit building, enabling these individuals to become contributing members of our community in as little as 18 months and empowering them to achieve independent living. The residents of the house contribute 80 per week, which goes towards covering the cost associated with the mortgage, utilities, insurance, and maintenance of the property.
$50,568 spent8% of program spendingThrough i58's homeownership program, a pivotal partnership was forged with york technical college in rock hill, sc, enabling i58 to construct 900 sq. Ft., 2-bedroom / 2-bathroom homes. These homes are meticulously constructed on campus in rock hill, sc, and then transported to a lot in chester county, sc, that was either purchased or donated to i58. Through a partnership with the city of chester, the city has donated lots to i58. This collaboration not only provided students with valuable hands-on experience in the different areas of construction but also significantly reduces i58's construction costs. With the reduction of the construction cost, this allows i58 to provide a forgivable second mortgage to make the borrowing amount less for the homeowner from a financial institution. The forgivable second mortgage is usually 10 - 15% discount of the asking price. Once the house is appraised, the asking price is then set. As long as the homeowner pays their note to the financial institution which holds the first mortgage, they never owe i58 anything. The goal is to keep the market value of the community stable and provide affordable housing at the same time. Therefore, by giving the…

The organization over time
Each line starts at 100 in 2017, so what you read is the shape rather than the size: 150 means half as much again as 2017, 50 means half. The number beside each label in the key is where it ended. The shaded band is where the middle 50% of its peers' revenue would sit, given their growth.
Balance sheet
Total assets and total liabilities at each year end, in dollars. The largest one-year move in total assets was 2022 to 2023, from $349k to $684k (+96%).
How it's funded, over time
Each bar is one year's revenue split into where it came from, and every bar is the same height — these are shares, not amounts, so a year that raised twice as much looks the same size. Hover a bar for the split.
Government-grant reliance: 2023 12% · 2024 24%. Grants only. Government contracts and fees sit inside program revenue.
92% of I58 INC’s revenue is contributions — more reliant on donations than three-quarters of its peers (37% for the typical peer).

Who funds it, year by year
2019 → 2022: the base broadened from 1 funder to 2 funders, grant income rose $5k → $89k.
1 of 3 of your funders are donor-advised or pass-through sponsors (tagged DAF) — 11% of grant dollars received. That money is really individual donors directing a sponsor; the institutions to cultivate are the non-DAF funders.

How concentrated its funding is
I58 INC leans on a few funders — its largest provides 79% of grant income and the top three 100%; half comes from just 1 funder.
the vertical line marks half of all grant income — 1 funder to its left
100% of the income these shares are computed over arrives through pass-through sponsors or from payers whose filings do not say what kind of payment it is. Concentration is still measured over all of it, because the money is real; what it does not support is a claim about how many institutions have chosen to fund I58 INC.
Largest funder’s share by year: 2019 100% · 2021 100% · 2022 93% — diversifying over time.
“Effective funders” = inverse Herfindahl index (1 / Σ shareᵢ²) — the number of equal-sized funders that would give the same concentration. Trends are read to FY2023, the last fiscal year that has finished arriving. FY2024–FY2026 are still being filed and are shown unshaded; they do not move any figure on this page.
Where its funders are
100% of I58 INC's grant income comes from South Carolina funders.
In-state vs out-of-state, by year
Funder states come from each funder’s own filing. $12k arriving through sponsors registered in 1 state is excluded from the map and the split above: a sponsor holds money on a donor’s behalf, so its registered address would place those dollars somewhere no donor need ever have been. Trends are read to FY2023, the last fiscal year that has finished arriving. FY2024–FY2026 are still being filed and are shown unshaded; they do not move any figure on this page.
