What Great Plains Housing Initiative Inc does
Mission
To increase access to housing and affordable mortgage capital in native communities in the great plains region.
As stated on its FY2025 Form 990.
Programs
Housing development consulting: great plains housing initiative (gphi) provides services to clients related to predevelopment planning, affordable housing development, homelessness, community development, project financing, performance measurement, organizational capacity building and development, and other client needs necessary to increase and maintain housing opportunities in native communities. Consulting services may be provided to tribes, tribal departments, tribally designated housing entities, and nonprofit affordable housing developers on the nine reservations in south dakota as well as surrounding plains states, which include colorado, montana, north dakota, nebraska, utah, and wyoming.
$183,963 spent$73,732 earned by the program46% of program spendingNative impact fund (nif): gphi has established the native impact fund, a program aimed at increasing access to affordable mortgage capital in native communities by recapitalizing the portfolios of community lenders, including native community development financial institutions (native cdfis), credit unions, and other lenders serving native communities. Nif's purpose is to recapitalize funds through purchasing performing loans made by community lenders and issuing notes to accredited investors. The proceeds of these transactions in turn enable these community lenders to increase the number of housing loans originated in native communities.
$109,218 spent$17,509 earned by the program28% of program spendingHousing rehabilitation: gphi began the housing rehabilitation program with the webster house project, a donated home near a tribal community, which was rehabilitated with structural, safety, and energy efficiency upgrades. Upon completion, the home will be sold to maintain community ownership and provide safe, affordable housing. The program preserves neighborhood assets, supports homeownership, and promotes long-term community stability.

The organization over time
Each line starts at 100 in 2024, so what you read is the shape rather than the size: 150 means half as much again as 2024, 50 means half. The number beside each label in the key is where it ended. The shaded band is where the middle 50% of its peers' revenue would sit, given their growth.
Balance sheet
Total assets and total liabilities at each year end, in dollars. The largest one-year move in total assets was 2024 to 2025, from $520k to $2.3M (+334%).
How it's funded, over time
Each bar is one year's revenue split into where it came from, and every bar is the same height — these are shares, not amounts, so a year that raised twice as much looks the same size. Hover a bar for the split.
90% of GREAT PLAINS HOUSING INITIATIVE INC’s revenue is contributions — more reliant on donations than three-quarters of its peers (37% for the typical peer).

GREAT PLAINS HOUSING INITIATIVE INC leans on a few funders — its largest provides 60% of grant income and the top three 100%; half comes from just 1 funder.
the vertical line marks half of all grant income — 1 funder to its left
100% of the income these shares are computed over arrives through pass-through sponsors or from payers whose filings do not say what kind of payment it is. Concentration is still measured over all of it, because the money is real; what it does not support is a claim about how many institutions have chosen to fund GREAT PLAINS HOUSING INITIATIVE INC.
“Effective funders” = inverse Herfindahl index (1 / Σ shareᵢ²) — the number of equal-sized funders that would give the same concentration. Trends are read to FY2023, the last fiscal year that has finished arriving. FY2024–FY2026 are still being filed and are shown unshaded; they do not move any figure on this page.
